The Situation

The client had engaged the services of an architect. At the point that plans for his remodel were submitted to the City, he was provided with a set of construction documents from which to gather construction bids. It was then he contacted us to assist him with the bidding and negotiation process as well as project oversight.

After learning more about the client and his vision, it was apparent that the plans did not align with his vision and that the proposed remodel would have detracted from the value of his home since the proposed floor plan did not solve a critical shot gun bedroom circulation problem (no hallway between two bedrooms).

The Solution

We suggested that the client put his current plans on hold in
order to show him what he envisioned. After seeing his vision in
a high concept 3-D rendering and comparing it to the existing
floor plan as well as the one the architect proposed, he decided
to move forward with Renovation Planners and their team of
experts. After taking a little extra time with the client to get a
clear plan, we developed a realistic budget and time line for him.
We also proactively solicited and evaluated bids from reputable
contractors with experience with his type of project. During
construction we managed his project on site, continuously
monitored costs vs. budget and kept him informed about the
status of his project with regular reports. Lastly, we conducted a
thorough final quality control walk through and review before
authorizing the client to make final payments.

significantly increasing its livability and value. The value of his home increased in excess of 50%
within three and a half months (from start of demolition to certificate of occupancy).
